Prince was lost March 18, 2017 near 49th St NE and Nannie Helen Borroughs. He is a 1.5-year-old white Bichon Frise. He was not wearing a collar at the time. He has a green mark near incision site of neutering. Prince is very calm and is probably scared and hiding. Please contact (225)937-0082
I understand that in general with joint several liability in a group house lease agreement, the landlord can hold any or all of the tenants responsible for unpaid rent.
In our current situation, 3 of us are moving out of a 4-bedroom house, leaving the 4th responsible for filling the rooms. We’ve been helping to fill the rooms, but it looks like some may not get filled with viable tenants by the end of the month. The landlord already said he’d be holding the remaining tenant responsible if that’s the case. Is there any recourse here?
Everything I read about joint and several liability deals with cases of other tenants not paying rent, not cases of multiple roommates who’d been on a month-to-month basis leaving. It just seems unreasonable to expect someone to be responsible for filling 3 rooms regardless of circumstances. Any help would be appreciated.

The Juris Prudence Academy is a one of a kind legal educational program for kids ages 8-12 hosted in Washington, D.C. I’m a first time landlord and a tenant has recently signed a lease for my house and made a security deposit (which I deposited in my bank account and cleared). However, she has gone MIA ever since and she never moved in. I have called, texted, e-mail and left her several voice message but she doesn’t respond.
What do I do in this situation? Given this type of behavior, I don’t think she would even be suitable to be a tenant. Under the contract, I included the Waiver of notice to quit in the event of non-payment of rent. What do I have to do to void the contract in this case since I don’t even know how to get in contact with her?
An adult calico was found Friday night at 11 and Maryland Ave NE on March 10, around 9 PM. She appears in good condition but has no tags to contact an owner, if she has one. We took her inside because of the dip in temperatures and coming snowstorm; owner will need to provide an accurate description of the cat to claim.
First storm in DC… do I have to move my car if I street park? I read up on the DC.gov site regarding Snow Emergency Routes, but there’s nothing on regular street parking and plowing. I’m in NW where there is usually Tuesday morning street cleaning.

I need to get all the the electrical and plumbing rerouted in my basement so that I can get several joists sistered. It’ll also help down the line if/when we finish the basement properly.
Any recommendations for architects would do something relatively small like this?

We are under contract with a house in the city and have discovered that permits were applied for but never issued. Our seller is contractually obligated to get the permits, but we think it might be easier to get additional seller credits, a more robust warranty, etc.
